What is mortgage default insurance?

Eligible Canadian buyers with less than 20% down generally need mortgage default insurance. It protects the lender, not the buyer. The premium is often added to the mortgage, increasing the amount borrowed.

A lower rate is only part of the decision.

Compare monthly payments, but also consider rate certainty, prepayment privileges, penalties and mortgage conditions. The lowest starting payment isn't necessarily the lowest overall cost.

Mortgage Insurance Explained

Less than 20% down? Here's what changes.

Mortgage default insurance helps qualified buyers purchase with a smaller down payment. You typically pay for it, but it protects the lender — not you. The premium can usually be added to your mortgage.

Your down payment affects more than the premium.

Compare your down payment options to understand the trade-off.

Who insures mortgages in Canada?

There are three main mortgage default insurers. Your lender normally arranges the coverage:

  • CMHC — Canada Mortgage and Housing Corporation, a federal Crown corporation.
  • Sagen — a private Canadian mortgage insurer.
  • Canada Guaranty — another private Canadian mortgage insurer.

You generally don't need to contact these companies yourself.

Common questions, simple answers.

Does mortgage insurance protect me?

No. Default insurance protects the lender if you stop making payments. It is different from optional mortgage life or disability insurance.

Why would I choose less than 20% down?

A smaller down payment may let you buy sooner and retain cash for other needs. The trade-off is a larger mortgage and an insurance premium. Qualification is still required.

Is insurance always unnecessary at 20% down?

Standard borrower-paid default insurance is generally not required with 20% down, although some lenders may still require insured financing in particular situations.

Do I pay the premium every year?

Normally, it is a one-time premium. You may pay it upfront or add it to your mortgage, subject to lender rules. If financed, you also pay interest on it.

How pre-approval works

A mortgage professional reviews income, debts, credit, down payment and employment. You may receive an estimated borrowing range and a rate hold, subject to conditions.

Pre-approval isn't final approval. The lender must still approve the property and final application.

What to have ready

  • Government identification
  • Recent pay statements
  • Employment details
  • Income-tax documents when required
  • Down-payment records
  • Loan and debt information

Some products and lenders apply different rules. Actual approval depends on verified income, credit, lender policies and the property.
