NEW HOMES.
MORE POSSIBILITIES.

Find a newly built home — or plan a home built around you.

Browse new-construction homes already on the market, or explore buying a lot and working with a builder. Understand the full costs and decisions before you commit.

MOE’S TAKENew construction can mean a ready home, a planned build or a custom project. The right advice depends on which route you choose.
TWO WAYS TO GO NEW

Buy one that's ready. Or build one that's yours.

Both can lead to a new home. The inventory, financing, timeline and risks are different.

01 / BUY NEW

Find a new-construction home

Browse completed, quick-possession or under-construction homes listed for sale. Compare location, included finishes, lot details, final price and occupancy timing.

BROWSE NEW HOMES ↓
02 / BUILD YOUR OWN

Find land. Choose a builder.

Start with a suitable lot, then compare builders, plans and specifications — or explore a more customized project. Confirm land servicing, approvals, build costs and financing before committing.

PLAN A LAND & BUILDER SEARCH ↗Browse MLS listings and filter for land ↗

Land availability, zoning, servicing and buildability must be verified independently; this opens general MLS search, not a prefiltered land search.

A separate land purchase or custom construction requires a different budget and lending analysis than buying a new home from a builder at a quoted price.

WHAT THE ADVERTISED PRICE DOESN’T TELL YOU

The home is new. The details still matter.

A well-chosen new build can make sense. But the advertised starting price rarely tells the complete story — and the most important choices may happen before construction starts.

The lot is permanent.

Road exposure, sunlight, future development, grading, drainage and lot premiums can affect enjoyment and resale.

Not every upgrade adds equal value.

Prioritize structural choices and hard-to-change rough-ins; compare cosmetic upgrade pricing before ordering.

The contract matters as much as the model.

Understand deposits, inclusions, possible price changes, delays, deficiency procedures and remedies with your lawyer.

WHO IS ON YOUR SIDE?

The showhome has a sales team.
Who represents you?

Builder sales staff can be knowledgeable and helpful. But their job is to sell the builder's properties. They may be employees, not licensed REALTORS®, or licensed professionals acting for the builder. Neither should be assumed to represent your interests.

AT THE SHOWHOME

Builder's representative

Explains the builder's plans, lots, options, prices, timelines and promotions. Works on the builder's side of the transaction.

ON YOUR SIDE

Your own Realtor®

Compares builders and resale alternatives, checks lot and upgrade value, helps negotiate terms, identifies questions for your lawyer and follows your interests through to possession.

Before your first showhome visit

Tell me which builders or communities interest you. Some builders require your agent to be registered or accompany you at the first visit. If you've already visited, we can ask what is still possible.

Does representation cost extra?

Many builders offer compensation to cooperating agents, but not all. Registration rules, compensation and any amount payable by a buyer must be confirmed in writing. Never assume the builder will reduce its price if you go alone.

What could the builder’s “from” price really mean?

For a new home priced by a builder: add the lot premium, upgrades, GST assumptions and closing costs. Buying land separately or arranging a custom construction loan needs a different estimate.

Enter prices on a consistent tax basis. GST and rebates in actual builder agreements can be treated differently, including assignment of rebates to the builder. Verify the written contract, eligible rebate amount, and whether upgrades and extras are taxable. Closing/setup costs are outside the GST calculation here.

Illustrative total
$671,750
Builder price + lot + upgrades$635,000
Estimated added GST$31,750
Illustrative first-time buyer rebate$0
Other estimated closing / setup$5,000

This estimate assumes GST is additional, and no rebate has been applied.

Choose the right path

Three ways to buy a builder-offered home.

Pre-construction

Choose a lot and floor plan early, with potential to personalize finishes. Expect uncertainty around timelines, selections and final costs.

Ask: What can change after I sign?

Under construction

Some choices may be locked in, but you can often see progress and get a more concrete possession estimate.

Ask: Which finishes and inclusions are already fixed?

Quick possession

See the actual home sooner and compare a more complete product, although available models, lots and upgrades may be limited.

Ask: What's included in this specific home?
Your new-build decision path

Six checkpoints before the keys.

A good process protects your options early and reduces unpleasant surprises near possession.

01

Set a complete budget

Include GST treatment, lot premium, upgrades, closing costs, landscaping and temporary housing costs if possession moves.

02

Compare communities and lots

Check commute, future roads and neighbouring parcels, yard usability, sun direction, construction phases and comparable resale values.

03

Compare builder specifications

Request the actual standards sheet, drawings and exclusions. Photograph and document anything important from the showhome.

04

Review agreement and deposits

Have a qualified lawyer review the builder contract. Confirm conditions, amendment rules, deposit safeguards, delay clauses and GST wording.

05

Track milestones and inspections

Revisit financing and rate-hold expiry; arrange independent inspections when permitted; preserve written change orders and deficiency records.

06

Verify before possession

Check final specifications, occupancy, holdbacks where applicable, warranty provider, coverage start dates and deficiency follow-up.

Questions worth asking

Before you put down a deposit.

These are the conversations that can change a new-build decision — not just the finish selections.

Is GST included in the advertised price?

Have the builder show the exact written GST and rebate calculation. In Alberta, new housing is generally subject to 5% GST. Eligible first-time buyers may qualify for a separate federal rebate, but qualifying conditions and how it is handled at closing must be confirmed.

Does the first-time buyer GST rebate apply?

The federal first-time buyer GST/HST rebate can recover up to $50,000 for qualifying new homes at or below $1 million; it phases out between $1 million and $1.5 million. Eligibility includes first-time-buyer status, occupancy and purchase/construction timing requirements. Confirm with CRA or a qualified tax adviser before making decisions.

Can the possession date change?

Yes. Builder contracts may allow delays or extensions. Read the notice provisions and remedies carefully, and plan for mortgage approval or rate holds expiring before possession.

What if I'm buying a new condominium?

Alberta law provides specific disclosure and a 10-day rescission right for qualifying new condominium purchases. Ask your lawyer to verify the applicable deadlines and documents. Also review proposed condo fees, unit factors and common-property warranty commencement.

Should I visit showhomes before speaking to a Realtor®?

If you want independent representation, contact your agent before your first registration or visit. Some builders have strict first-visit registration policies. Commission and representation arrangements are builder- and project-specific and should be confirmed in writing.

Which extras should I budget for?

Depending on the contract: lot premiums, basement development, appliances, garage completion, decks, landscaping, window coverings, fencing, utility hookups, HOA charges, legal expenses and property-tax adjustments. Some may already be included; check the actual specification sheet.

Do showhome sales staff represent buyers?

Not automatically. They may be employees of the builder or licensed professionals representing the builder. Ask who they represent. A buyer can choose independent representation, and terms should be clear before proceeding.

Can I use a Realtor® to buy land and work with a builder?

Yes. A Realtor® can help evaluate land, comparable values and transaction terms, and coordinate next steps with your builder, lender and lawyer. Lot servicing, permits, architectural requirements and construction financing need separate professional review.
