A Clear Buying Strategy
The goal isn’t simply to find a property. It’s to understand what you’re buying, what it’s worth and how to put yourself in the strongest position possible.
Define your priorities, budget, timeline and the type of property that actually fits your plans.
Focus on the right areas, properties and opportunities instead of chasing every new listing.
Review value, condition, comparable sales and potential risks before deciding how aggressively to move.
Structure the offer, negotiate the terms and manage the details through conditions, closing and possession.
More Than Finding the Home
The right property is only part of the decision. Before you commit, I help you look at the value, the risks and the terms that can affect you long after the offer is accepted.
Comparable sales, market activity and the property itself are reviewed before deciding what the home is worth to you.
Price matters, but so do possession, deposits, conditions and the way the offer is structured.
Financing, inspection, condominium documents and other conditions are handled with the property and your situation in mind.
The objective is not simply to get the deal done. It is to negotiate terms that make sense and protect your position.

Buyer FAQ
A few of the questions buyers ask most often before starting the process.
Yes. A pre-approval helps you understand your price range, strengthens your position when you are ready to write an offer and helps keep the search focused on properties that make sense.
The amount depends on the purchase price, the type of property and your financing. Your lender or mortgage professional can confirm the minimum required and how the down payment affects your mortgage.
I look at comparable sales, current competition, condition, location and market activity before helping you decide how the property should be valued and how to approach the offer.
Conditions depend on the property and your situation. Financing and inspection are common, while condominium purchases may also involve a review of condominium documents. The offer should be structured around the actual risks involved.
The sale and purchase need to be planned together. Timing, possession dates, financing and the strength of your current market all affect whether it makes more sense to sell first, buy first or coordinate both transactions.
You are buying more than the unit. Condominium documents, reserve fund information, bylaws, fees, insurance and the overall financial health of the corporation should all be reviewed.
There is no single timeline. Some buyers find the right property quickly while others take longer to narrow their search. Once an offer is accepted, the timing depends on conditions, financing and the agreed possession date.
